The 5 Step: Home Simplify System

If you’re planning to downsize your home, you need a good guide. You need someone who can help you simplify what can be a very complicated process. That’s where our 5-step Home Simplify System comes into the picture. It’s all about making a solid plan. Take a look through the 5 steps outlined below.

Step 1: Downsizer Dream Session

We’ll have our first meeting at your current home. You’ll share your pain points and dream up your ideal future. You’ll determine if you’re ready to take steps towards simplifying your living situation. If you’re comfortable, we’ll make the commitment to move forward and set up our next meeting. The next meeting will take place within a week of the first meeting, if possible.

Downsizing is very overwhelming for most people. You’ll want to know that there is a solid plan of action in place so that you feel comfortable taking steps forward. For that reason, it is important to have this preliminary meeting and get excited about your future. After this meeting, we’ll have enough information to create a customized downsizing plan. This plan will be specific to your home and your goals.

Step 2: Preparation Period

This will be our second meeting. I'll bring your written downsizing plan that was created after our first meeting. The plan will be included in your new Downsizing Binder which will be divided into two sections - one for the selling process and one for the buying process. The downsizing plan will outline the tasks you’ll want to complete before listing and showing your home. Depending on the level of service you need or want, we have different options for you! We’ll discuss in detail each one so that you can make an informed decision and get the service that will be the most beneficial. 

Once we review the plan, we’ll decide on an appropriate price to list your home for so that it sells for top dollar. Then we’ll sign the listing paperwork. 

Once the listing paperwork is signed, you'll work through the to-do list within your planned timeline. I'll check in weekly on Mondays to see how things are going. During that check-in, I'll outline any steps that are coming up. We’ll discuss and work through the struggles you might be having. 

Before you can sell your home, you'll want to make sure it's in good condition. We spend time on the preparation steps so that your house will stand out to buyers when it's listed for sale. We want to attract many buyers to your home so you can receive strong offers.

After you have made some progress on your home preparations, we'll meet again at your home or my office. You'll have the chance to share what “simplicity” looks like to you in your next home. We'll discuss where your next home is located. We'll also talk about whether a purchase, rental, life lease, or another living arrangement might be the best option for you. 

If you decide to buy a new home in the area, we'll complete a buyer’s consultation. I'll give you buyer resources you can add to your Downsizing Binder. If you'll be renting a property, I'll provide you with some leads on rental resources. 

If you are moving out of state, I'll set up interviews with real estate resources in your desired area. If you would like, I’ll take part in the interview process and help you decide who to work with. 

If you don't feel savvy with technology, I'll provide non-technological ways to look at and keep track of homes. You’ll use your Downsizing Binder to organize home purchase related paperwork. 

I want you to be able to think about your next home without feeling stressed. We’ll want to make sure you've gotten used to the idea of moving before talking about your next home. That way, you'll have the brain space available to start dreaming.

Step 4: List & Locate

Once the items in your downsizing plan are complete, we'll be ready to move on to the List & Locate phase. During this phase, we'll be listing your house and locating a buyer. I'll advertise your house to buyers and agents. Buyers will be able to find your house on many websites such as Zillow, Realtor.com, Trulia, and more. Buyers will tour the house and submit offers. After the house has been available to view for a few days, I'll help you choose the best offer for your situation. 

If you have not already found your next home, we'll also spend time locating that property. When you have found the right property, we'll submit an offer. You'll be so excited when the offer is accepted. Then we'll be ready to move on to the last step in the downsizing process. 

By this point, you'll have completed most of the hard work. You'll feel the excitement of showing off your home and receiving feedback. You'll also be able to start seeing yourself in a new space. Simplifying your life will finally feel within reach!

Step 5: Home Handoff

Now that you have an offer in place on your house, both you and the buyers will complete your offer requirements. You’ll spend time packing. I have resources and recommendations I’ll refer you to in your custom downsizing plan. Everyone’s needs are different, so I make sure to only recommend what I think will be most beneficial to you. You'll start to envision another family in your home and get excited about that. The last step is to attend the closing. At closing, you'll sign paperwork to transfer ownership to the buyers. Many times, you'll get the chance to meet them and tell them more about your house. 

If you're also buying or renting another home, we'll go through the process again for your new home. I can't wait to see you comfortable in your new home and spending your time as you please. 

You’re going to feel so wonderful after downsizing! A lot of the burdens you’ve been carrying will feel like they have lifted. You'll no longer have the emotional burden of the decision and overwhelm. Your property maintenance will be simplified. And most importantly, you’ll be able to get back to using your time to enjoy the things you love.
